Located at the western end of the Toronto Railway Lands, Block 31 will be the site of a new downtown neighbourhood where Spadina Avenue meets the Gardiner Expressway. A model for intelligent and supportable high-density development, Block 31 integrates key public services – two elementary schools, a community centre and daycare facilities – with approximately 320 units of housing for families, couples and singles.

Working in collaboration, architectsAlliance and MJM Architects created a design concept that arranges the architectural components of the project within a figural ground plane. A cruciform courtyard between the schools is aligned to preserve view corridors north-south and east-west. At the western edge of the site, the architects have transformed an urban right-of-way into 2.5 hectares of courtyard space, public parks and playing fields.
